Ashwood Estates Non-Service Animal Pet Rules & Regulations:

Information for applicants

Applicants must disclose before application is made all pets of any type, size or breed; this includes small pets such as birds, rodents, reptiles or fish. Failure to disclose all pets could result in application denial or eviction.

Aggressive breed dogs are not allowed on Ashwood Estates property such as, but not limited to: Wolves, Pit Bulls, American Staffordshire Terriers, Rottweiler’s, Dobermans, Chows, Akitas, Presa Canarios, Karelian Bear Dog, Dogo Argentinos, Malamute, Husky and German Shepherds or any mix thereof.

Poisonous Animals, farm animals, livestock, wildlife kept as pets or exotic pets are not allowed.

Free roaming reptiles, birds or rodents are not allowed, water filled aquariums must be under 20 gallons.

The number of pets that will be allowed will be determined by types of pets, size of pets, size of rental unit/yard and references.
In exchange for the privilege of having a pet(s) tenants will be charged a minimum pet deposit of $250, larger number of pets may require larger deposit. Tenant’s monthly rent will have a pet premium of up to $25 per month per pet, this applies to dogs, cats, ferrets, birds, an aquarium or any animal larger than 5 pounds.
Acquiring new pets or replacing deceased pets is prohibited with out permission from landlord and new pet agreement signed


Tenants Agree to:

Keep control of the pet(s) at all times and to have the pet(s) on a leash whenever outside of prescribed fenced area.

Immediately notify the Landlord of any injury or damage caused at any time by such pet(s).

The Tenant agrees to pay any damages, claims or amounts determined to be due the Landlord for damage to the unit, premises or any other portion of the property, including damage to fences and yards.

The Tenant(s) or any guest(s) shall indemnify, defend and hold the Landlord and owners harmless from and against any actions, suits, claims and demands, including legal fees, costs and expenses arising from damage or injury to any person or property of others by any pet(s) owned, kept, housed or maintained by the Tenant.

The Tenant agrees to dispose of pet(s) waste properly and in a timely fashion.

The pet(s) may not urinate, defecate or otherwise be allowed on other tenants’ property.

The pet(s) may not disturb the quiet or the peaceful enjoyment of others. The Tenant’s dog may not bark for more than 10 minutes during any hour, day or night.

The Tenant(s) also acknowledges the fact that we disallow certain breeds of dogs (see above) and agrees to not have, allow or maintain any pet(s) of this type on or around the premises. If found in violation, it could mean a cause for eviction.

The Tenant’s guests are not allowed to bring an illegal pet on the property at any time. The Tenant will be responsible for any guest pet(s).
